The firm.

Glen Haven Partners was founded in 2025 to specialize in a single, overlooked corner of the market: sub-institutional industrial real estate in Dallas–Fort Worth.

We're not a generalist allocator. Our entire focus is value-add industrial in DFW and Texas growth markets — sourcing, underwriting, and operating every deal. Local relationships, hyper-local knowledge, and disciplined underwriting create the edge.

The thesis.

Texas leads the nation in population growth, corporate relocations, and industrial absorption. DFW is the largest industrial market in the country — deep tenant demand, structural supply discipline in infill submarkets, and a logistics gateway to the entire Sun Belt.

Within DFW, the sub-$15M deal segment sits below institutional radar. That's where pricing power lives for disciplined buyers with local execution capability. We acquire well-located shallow-bay and small-bay product, reposition through targeted capex and leasing, and exit on disciplined timelines.

The result, when underwritten conservatively and operated patiently, is durable cash flow with embedded value-creation upside.

Matthew Jolly is the Founder of Glen Haven Partners, which he launched in 2025. Previously, Matthew was on the Asset Management team at Entrada Partners, a vertically-integrated real estate investment firm with ~$800M of AUM. Prior to Entrada, he held an Asset Management and Acquisitions role at Stonelake Capital Partners, focused on industrial and office acquisitions across DFW. Across his career, Matthew has deployed $125M+ of equity in DFW and asset-managed 3M+ SF of industrial, office, and multifamily investments.

Earlier in his career, Matthew coached professional basketball, including stops with the Dallas Mavericks, Atlanta Hawks, Minnesota Timberwolves, and professionally in Italy.

Matthew is a Dallas native. He earned his B.S. in Health and Kinesiology from Louisiana Tech and his MBA from SMU's Cox School of Business.
